A 61-unit Pasadena apartment building will be preserved as affordable senior housing following the completion of a $31.2 million transaction announced Monday by Standard Communities.Under the plan, the Villa Raymond Apartments, 455 N. Raymond Ave., will remain low-cost housing for senior citizens for decades to come, Standard Communities said in a written statement.The transaction was financed through tax-exempt bonds through the California Debt Limit Allocation Committee, as well as federal Low-Income Housing Tax Credits provided by the California Tax Credit Allocation Committee, the company said.“Completed in partnership with HUD, CDLAC, TCAC, and the nonprofit Housing On Merit, this $31.2 million transaction will preserve the affordability of all 61 units at Villa Raymond for the next 55 years,” according to the statement. “A comprehensive renovation program will invest more than $5 million to modernize unit interiors, upgrade building systems, improve accessibility features and enhance the property’s amenity spaces. In addition, residents will now have access to a comprehensive suite of services and programming, such as health and wellness programs, at no cost.”Affordable senior housing is sorely needed in the region, said Standard Communities Chief Investment Officer Robert Koerner.“There is a shortage of affordable senior apartments in the Los Angeles area, and we believe everyone, regardless of age or income level, deserves to have a place to call home. However, after spending two full days removing a winter’s worth of sludge from Peg’s above ground pool I side with W.C. My first clue as to the toxicity of the greenish, quivering mass clinging to the Walmart plastic liner was when my friend Paul Axton, who is a Department of Natural Resources officer, stopped by to retrieve the racoon trap he had loaned me. Paul smelled the acrid fumes rising from the pool and walked over to investigate.“Jim have you notified the E.P.A. about this concoction? It may require Congressional oversight to remove this junk. If this gets into the wrong hands terrorists may be able to use it for untold mayhem.”“No, Paul, but Peg has already ordered me to get in that knee-deep filth and prepare the pool for swimming. According to Peg, as the man of JPeg Ranch, the gods have ordained it is my duty. Peg has already cleared the disposal with the Health Department and the Department of Defense. Thanks for your concern; would you like to join me?”“Gee, I would but I told my sister, Judy, I would help her with her racoon problem. But feel free to call me any other time.”In past years Peg has just bypassed my reluctant involvement in removing the winter’s accumulation of dead organisms, crop dust, and floating debris. However, Peg thoughtlessly fell off the ladder when she started to clean it last week and re-injured the knee she broke skiing 22 years ago. She claims it hurts and Dr. Matthew Lee took her side and ordered her on bed rest for two weeks. To make matters worse, Dr. Lee then sent her to an orthopedic surgeon who agreed.I gently reminded her she had skied on down a huge mountain in Utah when she broke her leg and maybe she could just ignore the medical profession’s opinion and the pain. I cannot repeat her response due once again to that family newspaper thing.Anyway, my weekend was filled with two days of shop vacs, mops, Clorox, white vinegar, long handled brooms and water hoses. It was so gay to watch globs of unidentified multi-colored crude having the consistency and smell of the contents of used diapers ooze off the plastic floor through the vacuum, into the bucket then hoisted over the pool wall into the yard. My guess is every varmint within miles will think a grand smorgasbord has been laid out for them. Most gardeners know the secret to a successful garden is to start with good, nutrient-rich soil. University of Georgia researchers are using a USDA Specialty Crop Block Grant to test this theory on turfgrass.UGA was awarded a two-year grant in 2011 through the Georgia Department of Agriculture. The goal of the project is to research ways to use less water to maintain lawns and landscapes in Georgia and to promote water saving landscaping methods among homeowners and green industry professionals. On the research side, UGA scientists are looking at how incorporating organic matter into soil before planting affects the amount of water needed to maintain turfgrass. This June two separate composts were tilled into research plots on the UGA campus in Griffin. Compost in the research plots was added at the rates of 500, 1,000 and 2,000 pounds per 1,000 square feet. One control plot was tilled without adding compost, and another was neither tilled nor amended with compost. Three species of turfgrass (JaMur zoysiagrass, TifGrand bermudagrass and TifBlair centipedegrass) were planted on top of the compost incorporation treatments. “We will use the results of this study to refine pre-plant recommendations for installing turfgrass while improving water conservation,” said Clint Waltz, a UGA Cooperative Extension turfgrass specialist. The Georgia Urban Ag Council, a partner on the grant project, will promote the availability of the water-saving recommendations to members of Georgia’s green industry. The council is a professional association that represents the state’s horticultural and landscape industries, which includes 7,000 companies and more than 80,000 employees. UGA Extension turfgrass associate Becky Griffin has developed four trainings for landscape workers that focus on sustainable turfgrass. The 30-minute trainings cover turfgrass identification, cultural best management practices, irrigation and installation. To date, more than 700 landscape workers in six counties have completed the trainings. Exit surveys show workers now pay more attention to mowing heights, sharpen mower blades more often and pull weeds when appropriate instead of applying herbicides. “These practices result in healthier-overall turfgrass, which translates into possible water savings,” Waltz said. On Thursday and Friday, West Florida will host the first two rounds of the NCAA Division II National Tournament at the Ralph “Skeeter” Carson Tennis Complex. Top seed West Florida (17-6) will face forth seed Tuskegee (14-9) on Thursday at 10 a.m. CST. This is the third consecutive season that West Florida and Tuskegee have met in the first round. West Florida has won each of the previous three matches by 5-0 decisions. Four of the top 45 singles players in the nation are Argonauts. Fifth-ranked Suzana Cavalcante (Sao Paulo, Brazil), the GSC East Division Player of the Year, is 13-4 in first position singles matches. Fifteenth-ranked Tammy Kevey (Auckland, New Zealand) leads the Argonauts with 18 singles wins. West Florida also claims two of the top 15 doubles teams in Division II. The fourth-ranked duo of Kevey and Mandy Septoe (Port Elizabeth, South Africa) are 15-3 in the first position. AUBREY BRUCERight before the 2014 season for the Pittsburgh Pirates began, I predicted that they would again more than likely earn another wild card spot as one of the “middle of the pack” teams from the blood, sweat and tears soaked MLB NL Central Division.On April 16, the Bucs won-loss record was 7-8 and they were just 4 games out of the top spot in the division. On May 1, I got the “sniffles” because the Pirates were 10-18, 8 games below .500 and 9 games out of first place. On May 16, I reluctantly pressed my way to the linen closet reaching not for my “terrible towel” but instead dragging out the ole “crying” towel because at that juncture in the season, the Pirates were sporting a lofty 17-23 record and were still just a “mere” 9 games removed from the top rung in the division.At that point there were many fans and a even a few folks with press credentials that were saying both publicly and privately that the Pirates “ascension” during their 2013 campaign might have been an anomaly; some were even crude enough to define their success of the previous year as a “fluke.” Now that the Pirates are raising the “Jolly Roger” more often than not nowadays the “fans and the furious” are now beginning to feel their damn oats.

Vivendi SA’s Blizzard Entertainment Inc. leads the market for subscription-based online video games with the widely popular “World of Warcraft” series. “It’s a way to sort of have all their bases covered,” said Jeff Green, editor-in-chief of Games for Windows: The Official Magazine. “I don’t think this means Tony Hawk is going to show up in World of Warcraft. Everything is going to go along as it had been.
